WHERE IT ALL STARTED

WHO IS BACH CONSTRUCTION

PRE-CONSTRUCTION

LOT ACQUISITION

  • Define budget and desired location

  • Research zoning laws, utilities, easements

  • Conduct site analysis (soil testing, topography, flood zones)

  • Make an offer and close the purchase

FINANCING

  • Estimate total project cost

  • Secure construction loan or financing

  • Work with lender on draw schedules

TEAM SELECTION

  • Architect

  • General Contractor or Builder

  • Structural Engineer

  • Surveyor and Civil Engineer (as needed)

  • Interior Designer (optional)

DESIGN PHASE

CONCEPTUAL DESIGN

  • Work with architect on initial sketches

  • Choose style, layout, square footage

ARCHITECTURAL DESIGN

  • Full architectural plans (floor plans, elevations, sections)

  • Structural plans (by engineer)

  • MEP (mechanical, electrical, plumbing) drawings

INTERIOR & LANDSCAPE DESIGN

  • Interior materials, fixtures, finishes

  • Landscape layout and design

PERMITTING & APPROVALS

PLANS SUBMITION

  • Submit plans to local building department

OBTAIN

  • Building permit

  • Zoning/land use approvals

  • Environmental clearances

  • HOA approvals (if applicable)

REVISION

  • Revise any of the plans if required

CONTRACTING & PRE-CONSTRUCTION

BIDDING PROCESS

  • Obtain quotes from contractors/subcontractors

  • Compare bids and negotiate terms

CONTRACTS

  • Execute detailed contracts with:

    • General contractor

    • Subcontractors (if managing separately)

  • Include payment schedules, timelines, scope, change order processes

INSURANCE & LEGAL

  • Obtain builder’s risk insurance

  • Liability and worker’s comp coverage

  • Ensure lien waiver procedures are in place

CONSTRUCTION PHASE

SITE PREPARATION

  • Land clearing, grading, staking

  • Temporary utilities setup

FOUNDATION

  • Excavation and formwork

  • Pour footings, slab, or basement walls

FRAMING

  • Floor, wall, and roof framing

  • Sheathing, windows, and exterior doors

SYSTEMS ROUGH-IN

  • Electrical, plumbing, HVAC

  • Inspections at rough-in stage

EXTERIOR WORK

  • Roofing, siding, waterproofing

  • Driveways, sidewalks, and exterior grading

INTERIOR FINISHING

  • Insulation and drywall

  • Flooring, cabinetry, painting

  • Trim and finish carpentry

  • Appliance and fixture installation

INSPECTIONS & FINAL APPROVALS

INSPECTION

  • Final building inspection

CERTIFICATIONS

  • Certificate of Occupancy (CO)

CORRECTIONS

  • Punch list walkthrough and corrections

POST-CONSTRUCTION

FINAL WALKTHROUGH & HANDOVER

  • Owner walkthrough and acceptance

  • Provide manuals, warranties, and keys

MAINTENANCE & WARRANTY

  • 1-year builder warranty (typical)

  • Long-term maaintence schedule
